- How is it different? Unlike car or health insurance, which protects against future events and requires monthly premiums, title insurance protects against events that occurred in the past (such as unknown heirs, forgeries, or recording errors).
- The Cost: You pay a one-time premium at the time of closing, and the policy remains in effect for as long as you or your heirs own the property.
- The Benefit: It provides peace of mind by ensuring that your ownership rights are clear and protected from legal challenges.
2. What is the Closing Process?
Closing (also known as settlement) is the final step in your real estate transaction where the title is officially transferred from the seller to the buyer. The general journey includes:
- Escrow & Earnest Money: Funds are held by a neutral third party until the deal is finalized.
- Title Search & Examination: We conduct a thorough search of public records to ensure the seller has the legal right to sell and to identify any "roadblocks" like unpaid taxes or liens.
- Title Curative: If any issues (defects) are found, we work to resolve them before the closing date.
- Closing Day: All parties sign the final legal documents, funds are disbursed, and the keys are handed over.
3. What can I expect at the Closing?
We strive to make your closing experience as smooth and professional as possible. Here is what you can anticipate:
- Duration: A typical closing takes approximately 30 minutes.
- Document Review: You will receive a brief explanation of each document before signing. If you wish to review the documents in full before your appointment, we are happy to provide them upon request.
- Legal Counsel: You are always welcome to seek legal counsel or contact your loan officer for further clarification at any time before signing.
- Your Copies: We provide copies of all signed documents in either paper or electronic form, based on your preference.
- The "Thank You": Once the paperwork is complete and questions are answered, we always end with a sincere thank you for trusting us with your transaction.
4. What do I need to bring to the Closing?
To ensure there are no delays, please come prepared with:
- Identification: A valid, government-issued photo ID (Drivers License or Passport).
- Funds: If you are required to bring funds to the closing, they must be delivered via wire transfer or a cashier’s check made payable to North Arkansas Abstract. (Note: Personal checks are generally not accepted for closing funds).
5. Where are you located?
We are located at 307 East Old Main Street, Yellville, AR 72687. Our office consists of three buildings on the south side of the Marion County Courthouse square.
6. What are your office hours?
We are open Monday through Friday during the following times:
- Morning: 8:00 a.m. – 12:00 p.m.
- Lunch: (Closed 12:00 p.m. – 1:00 p.m.)
- Afternoon: 1:00 p.m. – 5:00 p.m.
Note: We are closed on all holidays observed by the Marion County Courthouse (including local observances such as the Turkey Trot festival).
7. How can I protect my property from fraud?

8. Tips for First-Time Home-buyers
- Don't skip the walk-through: Visit the home 1–2 days before closing to ensure it is in the agreed-upon condition.
- Verify Wiring Instructions: If you are wiring funds, always call our office to verbally verify the instructions before sending money. Never rely solely on email instructions.
- Ask Questions: No question is too small. We want you to feel 100% confident when you sign your name.
